THE PECULIARITIES OF THE PROBLEMS IN APPROACHES TO REAL ESTATE VALUATION

Abstract: the article reflects the key features of real estate valuation and approaches to its implementation. This article reflects the relevance of the problem of imperfection in approaches to real estate valuation and suggests ways to solve them.

In connection with the improvement of the economy and the improvement of the development of trade and market relations, in the last ten years, valuation activity has moved several steps forward. At the moment, this is a fairly accurate and relatively independent tool that allows solving the tasks associated with the assessment. Relatively independent only because valuation activities are regulated not only by self-regulatory organizations (SRO), but also by the state. Appraisers performing various tasks of the assessment should be qualified, well-versed and comply with technical and economic norms and requirements.

The authors provide a brief description of the current legislative framework for valuation activities in Russia, give definitions and their characteristics, provide a detailed descriptive classification of approaches to real estate valuation, indicating the advantages and disadvantages of their application. The problems of approaches are separately identified and solutions to these problems are given.
