Abstract: in the socio-economic development of the territory, a special role is assigned to lands of historical and cultural purpose. They represent a separate category of the land fund, within which cultural and historical heritage objects are located, having a limited scope of their involvement in the economic turnover due to the spread of a special protective regime on them. The existence of such territories within the region gives it a special status, requires close attention to the production of a number of economic processes, but at the same time increases its investment attractiveness. An essential principle of managing the property complex of a territory with cultural and historical value is a comprehensive approach to its development, as well as the preservation, rational use and extension of the economic life of cultural heritage objects. The object of this study was a territory that differs in its functional purpose and cultural and historical value. The increasing complexity of the types and forms of economic activity, limited territories for spatial growth and expansion of settlements, the high cost of land acquired for use to accommodate socio-economic objects, increase attention to historical and cultural lands from both business entities and government bodies and municipal government.
