Abstract: due to the great uncertainty in the sphere of housing and communal services, namely in the work of management companies with contractors, the question arises about the rational use of resources and funds of housing owners. An important role in this is played by various types of risks that affect the cost and quality of repair and construction work performed under a contract based on a contract between the management company and the owners of apartment buildings. This article is written for these purposes on the basis of the studied data and analysis.
The article defines the main concepts of repairs in management companies. The main goals and problems that arise in working with contractors and homeowners are highlighted. Various types of risks of organizations working under a contract with a management company when performing repair and construction work in apartment buildings are considered and analyzed: cultural, reputational, natural, regional, technical, personnel, and financial risks. Practical examples of each of the listed types of risks are given, on the basis of which conclusions are drawn and results are made for the subsequent development of an expert survey questionnaire for contractors, namely their managers. Based on an expert survey, a group of five representatives of contractors was formed and the competence of each candidate was determined. Based on the studied literature and practical information, a detailed questionnaire was compiled to obtain extensive knowledge on minimizing the risks of contractors when working with management companies. The main ways to minimize the risks indicated in the article are identified.
